AN OPERATOR'S FIELD GUIDE

How Lenders Use LendingWise.

A persona-by-persona walkthrough of how loan officers, processors, underwriters, closers, funders, draw managers, and servicers run their day-to-day on the LendingWise CRM + LOS platform — from first lead to fully serviced loan.

ONE PLATFORM · ONE LOGIN · ONE SOURCE OF TRUTH

WHY ONE STACK MATTERS

When CRM, LOS, and Servicing live in different tools, your team spends 20–30% of every loan re-keying data, fixing mismatches, and reconciling reports. LendingWise eliminates that tax by design.

From Webform to Funded — and Beyond

The Loan Lifecycle on LendingWise.

Every loan file moves through seven distinct stages, each with its own owner, its own workflows, and its own definition of done. Here's how the baton gets passed cleanly from one persona to the next — without anyone losing context, documents, or time.

ORIGINATION (STAGES 1–2)

Deal comes in via webform, partner, or LO outreach. LO builds the file, structures the loan, captures borrower & property data, then hands off a clean package to processing for document chase and conditions.

DECISIONING & CLOSING (STAGES 3–5)

Underwriter reviews credit, valuation, and conditions. Closer clears pre-funding requirements and coordinates with title. Funder runs final verification, authorizes the wire, and documents the audit trail.

POST-CLOSE (STAGES 6–7)

For construction/rehab loans, draw management kicks in — borrowers request, inspectors verify, LOs approve. For loans held in portfolio, Servicing 3.0 handles payments, statements, ledgers, and payoffs automatically.

EVERYTHING IN ONE FILE

Every stage writes to the same loan file. Notes, statuses, documents, conditions, communications — nothing fragments across systems. Anyone picking up the file can see the full history in seconds.

A Day in the Life

How Each Persona Runs the Platform.

Click through each role to see exactly how their day-to-day plays out inside LendingWise — what they own, where they live in the platform, and what "good" looks like.

👤
STAGE 01 · LOAN OFFICER

The Loan Officer.

The LO's world revolves around originating deals and shepherding them through the pipeline. They're the borrower's primary point of contact from "got a deal for you" to "the wire just hit."

① FINDING & CAPTURING THE DEAL
  • Builds the loan file from scratch after a borrower conversation
  • Or picks up a file that came in through the Borrower Portal
  • Captures borrower name, property, loan amount, transaction type, rough terms
  • Doesn't need to be perfect — just enough to get the file moving
② WORKING THE BORROWER
  • Fills out borrower & guarantor profiles, entity structure, experience track record
  • Enters property details — address, type, purchase price, value, rehab flag
  • Roughs in the loan structure — amount, LTV, rate, term, transaction type
  • Uses notes heavily to document conversations and flag outstanding items
Borrower Portal INVITE
  • Sends a portal link so the borrower self-serves data entry
  • Borrower uploads financials, submits draw budget on rehab deals
  • LO reviews and cleans up — instead of keying everything manually
④ STRUCTURING THE DEAL
  • Works through the Loan Info tab — locks in transaction type, LTV, rate, fees
  • Confirms loan terms match the lender's program
  • Runs deal analysis to confirm the numbers work for the lender
⑤ SUBMITTING TO PROCESSING
  • Advances loan status to "Submitted to Processing"
  • Makes sure the file is clean and processor-ready
  • Leaves a hand-off note with deal context and timeline sensitivities
  • Attaches any documents already collected
⑥ PIPELINE & BORROWER MANAGEMENT
  • Stays in the loop on every file in the pipeline
  • Reads notes from processor / underwriter as conditions evolve
  • Handles borrower conversations when conditions come back
  • Re-engages closer to funding to confirm closing date and expectations
WHAT "GOOD" LOOKS LIKE FOR AN LO ON LENDINGWISE

A clean, organized pipeline view. Files that move through statuses on schedule. Notes that any teammate can pick up and instantly understand. And a borrower who feels guided — not chased — the entire way through.

📋
STAGE 02 · PROCESSOR

The Processor.

The processor moves a loan from submission to closing — chasing conditions, verifying file completeness, and making sure underwriting has a clean package to decision on. They're the connective tissue between the LO and underwriting.

① WORKING THE PIPELINE
  • Starts the day with a filtered pipeline view — loans assigned to them or their team
  • Checks statuses, flags what needs attention, prioritizes by expected close date or stalled time
② BUILDING OUT THE LOAN FILE
  • Verifies borrower & guarantor info is entered correctly
  • Confirms property details — address, value, rehab flag
  • Checks loan terms match what was submitted
  • Attaches the right contacts (title, escrow, insurance)
③ CHASING CONDITIONS & DOCUMENTS
  • Tracks what's been received vs. what's outstanding
  • Follows up with the borrower and broker
  • Uploads & tags documents in the Doc tab
  • Ensures underwriting has a complete file before review
④ COMMUNICATING IN THE PLATFORM
  • Leaves internal notes flagging issues for the LO
  • Documents conversations with borrowers and vendors
  • Creates a paper trail for whoever picks up the file
⑤ MOVING THE LOAN THROUGH STATUSES
  • Advances status as milestones are hit: Submitted → In UW → Approved → CTC
  • Drives team-wide visibility automatically
  • Triggers automations like task assignments & notification emails
⑥ PRE-CLOSING COORDINATION
  • Populates the closing tab — date, title coordination, disbursement amounts
  • Verifies all pre-funding conditions are cleared
  • Hands a clean file to the closer
THE PROCESSOR'S SUPERPOWER IN LENDINGWISE

One pipeline view, one document tab, one notes thread, one status workflow. A processor running 30+ files simultaneously can see exactly what's stalled, what's clean, and what needs a phone call — without leaving the platform.

🔍
STAGE 03 · UNDERWRITER

The Underwriter.

The underwriter owns the credit decision. They review the full file, verify the deal makes sense, set the conditions for approval, and either green-light, suspend, or decline. Their workflow is precision-focused — and the audit trail matters.

① LOAN REVIEW & ANALYSIS
  • Pulls the full loan file — borrower, property, loan terms — all in one place
  • Reviews Loan Info tab for transaction type, LTV, loan amount, structure
  • Checks property data including valuations, tax info, and title details
② DOCUMENT MANAGEMENT
  • Accesses the Document tab for appraisals, title reports, credit reports, environmental studies
  • Verifies documents are complete before issuing a decision
  • Flags missing items that need to be collected before approval
③ BORROWER & GUARANTOR REVIEW
  • Reviews borrower & guarantor profiles — credit, experience, entity structure
  • Evaluates financial strength and track record
  • Forms the underwriting basis for the credit decision
④ CONDITIONS & APPROVAL WORKFLOW
  • Creates & manages conditions: Prior to Approval / Prior to Funding / Post-Closing
  • Updates loan status as conditions are cleared
  • Issues approvals, suspensions, or denials through the status system
⑤ NOTES & COMMUNICATION
  • Leaves internal notes tied to the loan for the processing team
  • Documents the credit rationale
  • Flags concerns for the loan officer in writing — not over text
⑥ AUDIT-READY BY DEFAULT
  • Every decision, condition, and document review is timestamped
  • Full traceability for capital partners and auditors
  • No reconstruction needed — the file is the audit trail
FROM "I'LL REVIEW WHEN I GET A MINUTE" TO "APPROVED BY 11AM"

When the underwriter doesn't have to chase documents, ping the processor, or stitch information from three systems together, decision time drops sharply. LendingWise puts everything needed for a credit decision on one screen — by design.

🛡️
STAGE 04 · CLOSER

The Closer.

Closing picks up where processing and underwriting leave off — getting a fully approved loan across the finish line, funded, documented, and clean. The closer lives in the closing tab and treats every dollar as if it were their own.

① PRE-FUNDING CHECKLIST WORK
  • Works through every "prior to closing" and "prior to funding" condition from underwriting
  • Verifies each item is satisfied, documented, and signed off
  • Nothing funds until the list is clean — full stop
② COORDINATING WITH TITLE & ESCROW
  • Confirms title is clear and the title company has correct wire instructions
  • Verifies escrow is set up correctly
  • Attaches title commitments, HUD/settlement statements, and final closing disclosures
③ REVIEWING FINAL NUMBERS
  • Verifies final loan amount, fees, prepaid interest, disbursements
  • Reconciles late changes — rate lock extensions, revised appraisals, seller credits
  • Ensures closing docs match the file
④ MANAGING THE CLOSING STATUS
  • Advances closing status: Scheduled → Docs Out → Docs Back → Funding Authorized → Funded
  • Keeps the LO & management informed — without a single phone call
⑤ FUNDING AUTHORIZATION
  • Final review & sign-off before the wire goes out
  • Documented on the file as a formal approval step
  • Multi-step approval for lenders that require it
⑥ POST-CLOSING & SERVICING HAND-OFF
  • Tracks recording — deed of trust, mortgage, assignment
  • Attaches recorded docs when they come back from the county
  • Loan terms ready to flip into Servicing 3.0 — zero data re-entry
INTERNAL NOTES = CLOSING'S AUDIT TRAIL

Wire confirmations, conversations with title, anything unusual about the closing — all captured inside the file. If a question comes up six months later, the answer is one click away.

💼
STAGE 05 · FUNDER

The Funder.

Narrow but high-stakes. The funder is the last person to touch the file before money moves — so everything they do is about verification, authorization, and creating an air-tight audit trail. Wire fraud is real; LendingWise gives the funder the controls.

① STARTING POINT
  • Pipeline filtered to loans marked "ready to fund"
  • Not the whole pipeline — only files handed off as cleared
  • Focused list, focused work
② LOAN INFO VERIFICATION
  • Confirms final loan amount, rate, term, fees match what was approved
  • If anything looks off — stops & raises before proceeding
  • No assumptions, just verification
③ DOCUMENT VERIFICATION
  • Verifies executed note, deed of trust, title commitment, final CD
  • Checks for required signatures and correct document versions
  • Missing signature = hard stop
④ CONDITIONS CHECK
  • Confirms every prior-to-funding condition is documented and cleared
  • Verifies the documentation — doesn't take anyone's word
⑤ WIRE INSTRUCTIONS (CRITICAL)
  • Wire instructions match what title submitted
  • Independently confirmed — not just trusted
  • Wire fraud paranoia is the standard, not the exception
⑥ FUNDING AUTHORIZATION & POST-WIRE
  • Adds explicit "funding authorized" note on the file
  • Records wire confirmation number and confirmation docs
  • Flags any post-closing items: recording, final title policy, trailing docs
WHAT MAKES A FUNDER'S LENDINGWISE USE DIFFERENT

Narrower than a closer — focused on a small set of fields and documents. More read than write — verification first. High consequence — every action has direct financial implications. Audit-trail focused — funder notes are the permanent record of what happened before money moved.

Module · Construction & Rehab

PREMIUM MODE

Full View

  • For complex construction/rehab loans that need full budget management
  • Lender-built SOW templates with categories and line items, mapped to loan programs

BACKGROUND & AUTOMATION — WORK THAT HAPPENS WHILE YOUR TEAM SLEEPS

A nightly cron walks every onboarded loan, brings ledger & period state current, and pre-creates statement records for past-due periods. Reconciliation jobs compare ledger vs. period tables and flag drift. Your team starts each day with a clean, current portfolio.

The Differentiators

Why Lenders Choose Us.

The private lending market is full of LOS options retrofitted from conforming mortgage, spreadsheet stacks held together with Zapier, or generic CRMs pretending to be a loan system. LendingWise is the only platform purpose-built for the way private lenders work.

Built Vertically for Private Lending

Bridge, fix-and-flip, ground-up, DSCR, CRE, SBA, MCA, equipment — supported natively. Not adapted from a conforming mortgage tool.

One Platform, End-to-End

CRM, LOS, Draws, and Servicing 3.0 in a single stack. No swivel-chair work, no data re-keying, no reconciliation tax.

Borrower Portal That Gets Used

Self-serve application, doc upload, draw requests, mortgage statements. Your team stops being a data-entry shop.

Audit Trail by Default

Every status change, note, condition, and document touch is timestamped. Capital partner due diligence becomes a one-click export.

🚀

Launch in Weeks, Not Quarters

Standard onboarding in 2–6 weeks with white-glove configuration of loan programs, statuses, document templates, conditions, and team roles.
